Villas at Maple Knoll
Maple Knoll Village has 143 villas. No matter what your preference, from the size of your kitchen to the personality of your neighborhood, we’re sure there is one to suite your taste. These distinctive homes range from 1,100-4,000 square feet. If your care needs would ever change, Independent Living, Assisted Living, and Skilled Nursing are all located on the same campus. Live comfortably in your own home setting with the peace of mind that Maple Knoll provides.
Apartments at Maple Knoll
Beecher Place’s 85 apartments and Kensington Place’s 40 apartments have a variety of floor plans to choose from. We have one-bedrooms, two-bedroom, and two-bedroom plus den floor plans available. Apartments at Maple Knoll Village are comfortable, secure, and offer dining options within the main building.
Maple Knoll Village Independent Living Q&A
The length of the waiting list for independent living varies depending on your desired neighborhood on our campus. Please contact our Director of Marketing, John Ammerman, regarding the waiting list and application process.
The application fee to get on the waiting list is $500 for one person and a couple.
The application fee to get on the waiting list for your desired accommodations is $500. The application fee will process your application and place your name on your desired neighborhood waiting lists. If there is any question regarding financial approval for our community, we will review a completed application to determine financial approval before taking an application fee.
All of the independent living areas of Maple Knoll do include the following in the monthly fee:
- all utilities
- weekly housekeeping
- lawn and home maintenance
- 24 hr. security
- 24 hr. emergency assistance
- Scheduled transportation
- Beecher Place Apartments includes 1 meal a day
- Wellness Center with fitness room and pool
- Cable, Internet & Phone
Yes! Pets are allowed in our independent living accommodations.
You would contact the Director of Residential Services who would assist you. One option is to bring additional help into your home through a Home Care Company. You will be provided with the names and contact information for several companies. The other option is to move to a higher level of care such as assisted living or skilled nursing.
Contact the Director of Residential Services. If there are apartments available, then you would be given a tour of those apartments. Once you decide on an apartment, it will be made ready for you and you line up the mover of choice. If there are no available apartments, you will be placed on the internal waiting list.
There is no entrance fee for current residents. A new resident to Assisted Living is required to pay a non-refundable occupancy fee. It is equal to one month’s rent.
As a non-profit organization we work to raise funds to provide benevolent care for our residents. This means that no resident will ever be asked to leave for financial reasons. Before your resources are depleted, you make an appointment with the Chief Financial officer. He will work out a financial plan with you. Anyone who receives financial assistance through the Future Care Fund will remain confidential.
The Village Green is located at Maple Knoll. This park-like area encompasses 29 species of trees in our newly accredited Arboretum and includes a pond, pergola, sculptures, winding walkways and benches for your enjoyment.
We have a shuttle bus that can transport you around the campus and also weekly to area grocery store. This is a free service. We have a private chauffeur that will take you anywhere you want to go. There is a nominal per mile fee for this service. You can also get assistance with setting up transportation through Uber Health.
Maple Knoll has a lawn care company that takes care of the grass and landscaping. However, if you notice something that needs attention such as weeds, dead plants, tree limbs that need pruning, etc., you simply call our service desk and a work order will be initiated.
Yes, we have several employees that are Notaries. Just call either the Service Desk or Residential Services to obtain this information. There is no fee for this service.
The average age in Independent Living is 79 years old.
Our transportation amenities, which include a chauffeur for hire, on-demand shuttle service and three full-time bus drivers, ensure that residents have access to off-campus activities, doctor’s appointments, and grocery stores, etc.
Our full-time security team works to guarantee the safety of all residents through daily check-ins, 24 hour call service, and wellness checks upon request.
At Maple Knoll Village, all of the events, activities and programs are woven together toward the common goal of enhancing the lives of residents. Maple Knoll Village provides the resources needed to embrace the journey at hand, while also providing opportunities to embark on new expeditions we have never considered. Maple Knoll Village Independent Activities Program offered over 17 clubs and regularly scheduled monthly programs, which range from Dulcimer, Weaving and Writing to Card Games, Book Talk and Clavinova. In addition to the regular clubs, over 100 special inhouse events per year were offered which included education, socializing and entertainment.

Maple Knoll ServUS Lab – Powered by RoundTower Technologies
The ServUS Lab is a one of a kind, unique space that combines technology with non-technical services to provide a one stop shop for our residents. Within the ServUS Lab, residents can mail letters, send packages via UPS, FedEx and USPS, catch an Uber, order grocery delivery directly to their villa or apartment, access voice assistive technology through Alexa, purchase tablets and smart lighting, get 1 on 1 assistance and gain access to endless learning through that educational programs held at our Knowledge Bar.

University of Cincinnati Collaborations
Formally affiliated with the University of Cincinnati, our residents gain access to unique opportunities. Residents have the opportunity to get involved with technology research projects by becoming testers and providing valuable input that in turn aids in the development of new technology.

We have a Residents’ Council made up of elected members representing the five areas in Independent Living. Under the Council are five committees: Safety, Buildings and Grounds, Activities, Technology, Hospitality and Food. These committees are headed by a Chairperson appointed by the President of Council and consist of Council members and non-Council members. There is a staff member on each committee. These committees meet each month prior to the monthly Council meeting and give a report to the Council. The purpose of the Residents’ Council (and committees) is to bring suggestions and/or concerns back to Administration for consideration. Residents’ suggestions are always welcome.
